Working in Saratoga Springs
Near Broadway and Congress Park, the historic buildings date from the 1800s and early 1900s. Houses that old were usually finished in plaster, often on wood lath, and some were balloon framed, with wall studs that run unbroken past each floor. Balloon framing lets fire and air travel inside the walls from floor to floor, so we add fire blocking whenever a wall is open. Parts of the city are historic districts where changes to the outside go through the city's design review, so we ask the city before we plan a new window.
Questions about work in Saratoga Springs
Will you keep the old plaster walls?
Where they are sound, yes. We repair plaster that is cracked but holding, and replace it only where it has come loose from the lath or where the wall has to open.
Does an inside remodel need the city's design review?
For a house, no. The city's Design Review Commission reviews changes to the outside in the historic districts, not inside work. Work that moves a wall still needs a building permit from the city's Building Department, and we file it.
Can you add a bathroom where there was none?
Often, yes. A closet or a small bedroom next to an existing drain line is the usual place. We open the floor to find the drain before we draw the room.
